Reducing Expenses and Increasing Rent Roll
Our client’s estate was occupied by a multitude of tenants on holding over or informal tenancies. No effective service provision or service charge was being administered which meant a standard of facilities and health and safety that fell below a desirable standard.
In 2018, we began renegotiating lease terms across the entire estate and included modern provisions within new leases to ensure leaseholders were accountable for common service costs and health and safety liabilities within their demised parts. Effective planned maintenance programme s and repairs were then implemented as part of our active property management programme.
We have significantly reduced the operating expenses for our client whilst achieving an increase in the total rent roll of 57.7%
